What kind of place works?

🏡 Yard or farmstead🌲 Forest or field edge🌊 By a river, lake or sea🚲 Near a hiking or cycling route🌿 Any other quiet private spot

Electricity, drinking water, a toilet or washing facilities are not required. The site must be safe, accessible and flat enough for a tent – just describe honestly what is available.

How it works

  1. Fill in the formLocation, description, price, amenities and 3–10 photos – you enter everything yourself.
  2. We check the detailsWe review the information you entered and publish your site.
  3. Your site goes liveGuests see your site and book and pay for it themselves.
  4. Welcome your guestsYou receive the booking details. The money is paid to your account 7 days after departure.

We take care of the tax. For private individuals we withhold 22% Estonian income tax and pay it for you. Each year you get a certificate (PDF) for the tax authority in your account and by email. You need not declare or pay anything yourself – it is pre-filled in your Estonian tax return.

What you need for the form

  • Name, address, personal ID or registry code, contact details and IBAN
  • Who receives the income: private individual (22% income tax withheld), business account, sole trader or company
  • Location or nearest village

  • Access and parking
  • Amenities (e.g. fire pit, toilet, water)

BookingSeason

The 5 € per night service fee (incl. VAT) is paid by the guest on top of your price – nothing is deducted from your price or extra rentals. For private individuals we must withhold 22% income tax and pay it for you; business accounts, sole traders and companies receive the full amount. Indicative calculation.

How to fill in your site details (examples)
Check-in and check-out
Usual for campsites: check-in from 14:00, check-out by 12:00 (or 15:00 / 11:00).
Exact address and map
Write the address and paste a Google Maps link (Share → Copy link) or coordinates, e.g. 57.7312, 26.9201. Not shown publicly; the guest gets them by email right after payment.
Arrival instructions
Where to drive, park, how to find the pitch and whom to call.
Rules
E.g. Quiet hours 23–7. Fires only in the fireplace. Take your rubbish with you.
Price
Your price per night and pitch. Guests pay a 5 € per night Hiking BaltNorth service fee on top; it is not deducted from your price.
Who receives the rental income
Offering a campsite is renting out land, and your income is rental income. For a private individual we must withhold 22% income tax and pay it on your behalf (you receive 78%). Each year you get a certificate (PDF) for the tax authority in your account and by email. For an Estonian business account (LHV ettevõtluskonto), sole trader (FIE) or company we pay the full amount and you handle the taxes.
Extra rentals
If guests may use your bicycle, boat, sauna etc., add it under “Extra rentals”: choose the item, price and whether the price is per booking, per night or per day (arrival to departure, e.g. 2 nights = 3 days). Your work (e.g. heating the sauna, transport) and selling firewood, food or electricity do not belong here.
Cancellation policy
Free cancellation until 1, 3, 7, 14 or 30 days before arrival, or non-refundable. For weather-dependent camping 1–3 days works well.
Non-refundable discount
Like Booking: guests may choose a cheaper non-refundable price. Just enter a percentage, e.g. 10 – 20 € becomes 18 €. 0 = not offered.
Photos
3–10 bright photos of the pitch, surroundings, access and facilities. The first is the main photo.
Changes
All changes go live after Hiking BaltNorth approves them, usually the same day.

Facilities guests may use, included in the site price:

Extra rentals (optional)

An extra rental means letting the guest use an item – the guest uses it themselves. Your work (heating the sauna, transport, cleaning, bed linen, guiding) and selling firewood, food, drinks or electricity do not belong here.

Guests see extra rentals as checkboxes on the site page and pay for them with the booking. The amount is added to your rental income and payout. Days count from arrival to departure (2 nights = 3 days). Quantity is optional.
